This report will be provided for the benefit of the homeowners and future homeowners of Fair Oaks California. Many economists have stated that the Real Estate market is recovering. I’m personally skeptical that the Real Estate market is recovering. I let the numbers tell the story.

The current Real Estate market in Sacramento County has over 65% Short Sales. This means that over 65% of homes that are for sale in Sacramento County are homeowners who owe more on their home than it is worth. The Short Sale market is an indicator of how the Real Estate market is currently functioning. The more Short Sales, the more the Real Estate market is distressed.

It’s my belief that each city and town has its own Real Estate market. I will be covering the following Short Sale Real Estate markets within my blog: Fair Oaks California, Orangevale California, Folsom California, Carmichael California, Citrus Heights California, Rancho Cordova California, Anatolia California, and Mather California.

What is a Short Sale? A Short Sale is a home that is for sale for less than the amount that is owed on the homeowners’ current mortgage. A homeowner can Short Sale their home if they have one loan, two loans, a loan with mortgage insurance, an FHA loan, a VA loan, and many other loans.

Many homeowners are stressed out because they are unable to pay their mortgage that they walk away and allow the home to foreclose. No one should judge a homeowner if they choose to do this. Going through a foreclosure can be one of the most stressful life events that anyone can experience. Over 70% of homeowners in the United States in 2009 walked away. Why did they walk away? There are many reasons, but if I were in their situation, I honestly wouldn’t know who to trust. When I met with a homeowner about a year ago he brought out mailers he received from people who stated they could help him. I could tell that half of them were scams. This is not to scare a homeowner, but to bring awareness that scam artist will spend money on a mailer to take advantage of a homeowner. If a homeowner wants trusted advice on what to do when they are facing foreclosure or behind on their mortgage payments, I recommend they go to the following government site: www.MakingHomeAffordable.gov. MakingHomeAffordable.gov will provide homeowners the help they need to see if they qualify to save their home. But if a homeowner is unable to save their home after visiting MakingHomeAffordable.gov, their next best alternative is to Short Sale their home.
